What is SBEM?

SBEM is the National Calculation Methodology (NCM) tool used for non-domestic buildings for complying with the Energy Performance of Buildings Directive (EPBD) and Building Regulations Part L2A and L2B. The simplified tool produces comparative and indicative CO2 emissions rates for commercial buildings based on regulated energy use and could also be used to produce Energy Performance Certificates (EPC). SBEM was developed by BRE for the DCLG department as a compliance tool for regulatory purposes.

Industry issues with SBEM

The same issues persist with SBEM as with SAP.  Whist it undoubtedly increased the energy efficiency of the construction industry, it has since outgrown its original purpose and intentions. We offer a choice between SBEM and Dynamic Simulation Modelling (DSM), also known as Level 5, to produce the regulatory documentation and issuing EPCs.
